Where possible we provide fixed-price contracts, giving our clients certainty from day one. Variations are rare and are usually the result of clients choosing to upgrade finishes, add extra work or exceed their nominated allowances. Thorough planning before construction is the key to keeping projects on budget.

What causes variations during construction?

We prepare every quotation with the intention of never charging variations. Around 95% of variations occur because homeowners decide to add work, upgrade products or make design changes after construction has commenced. Every variation is clearly documented before proceeding.

How do you minimise variations before construction starts?

We encourage clients to nominate as many products and finishes as possible before construction begins, including tiles, timber flooring, joinery, tapware, appliances, lighting and feature finishes. Locking in these decisions early provides accurate pricing and significantly reduces unexpected costs.

How long will my project take?

Every project is unique. As a guide, duplexes generally take around 12 months and new custom homes around 14 months, although timeframes vary depending on complexity.

How involved can I be?

We encourage our clients to enjoy the journey and be actively involved. Site meetings can be arranged so you can watch your home come to life.

Do you provide fixed-price contracts?

Yes. We generally recommend fixed-price contracts because they provide the greatest certainty. Cost Plus contracts are also available where appropriate.

If engaged from the design stage, we'll coordinate the entire pre-construction process including consultants, engineering, approvals, planning, selections and budgeting.

How often will I receive updates?

You'll receive regular updates throughout the build via phone calls, emails and project notifications. We believe clients should always know exactly what is happening on their project.

What software do you use?

We use Wunderbuild Construction Management Software. Clients receive secure portal access where they can monitor progress, review documents, view schedules and communicate directly with our team.

How do you ensure trades maintain high standards?

Every trade follows documented SOPs and quality inspections before progressing to the next stage, creating accountability and consistency across every project.

What happens if an issue is found?

Any issue is assessed promptly and rectified appropriately before work progresses, ensuring the finished product meets our quality expectations.

Can I make changes after construction starts?

Absolutely. We'll discuss the most practical and cost-effective way to implement your requested changes while explaining any cost or programme implications.

What happens after handover?

We're always only a phone call away. If any genuine defects or early teething issues arise, we'll assess and address them promptly in accordance with our warranty obligations.
